How much does it cost to fix a leaning fence?
The price follows the number of posts that have failed. A lean over one or two posts is a standard repair in the table. If the lean runs most of the way along a rear line, it is usually cheaper to rebuild that line once than to pay for post replacements a few at a time.
Why is my fence leaning, and can it be fixed without replacing it?
In most cases it can. Fremont fences lean for a few plain reasons. Posts rot at ground level after years of winter rain and lawn sprinklers. The clay under much of the city swells when wet and shrinks when dry, which works a shallow footing loose. And the afternoon wind off the bay pushes on a solid fence in the same direction every day. If the boards and rails are still good, we set new posts and refasten the old sections to them.
How much does it cost to replace a rotted fence post?
Replacing one or two posts usually falls in the $300 to $900 national range. We take out the old post and its concrete, dig the hole deeper if it was shallow, set a new treated post in concrete that slopes away from the wood, and reattach the rails. A post trapped between two sheds or under a tree takes longer.
My gate sags and will not latch. Repair or replace?
Most of the time it is a repair. The first thing to check is the post the hinges hang on. When that post tips, the latch side of the gate drops. Loose or bent hinges and a frame that has gone out of square do the same thing. We straighten or replace the post, brace the gate corner to corner and reset the latch. If the gate's own frame is rotten, a new gate is the better spend.

My fence posts moved over the winter and the gate will not close. Can they be reset?
Yes, by replacing the footing, not by forcing the post upright. This is not frost heave. The ground in Fremont does not freeze deep enough for that. The cause is clay. After the first heavy rains the soil swells and softens, and a post in a shallow plug of concrete tips with it. The posts came loose because the footing was too small for the soil. We pull it and set a deeper one.
My fence line goes wavy every winter. Is it the soil or a bad installation?
Usually it is the soil showing up a shallow installation. The clay near the bay and across the flat parts of Fremont moves with each wet and dry season. A fence with deep footings barely notices. One with short posts set in small holes goes wavy every winter and partly straightens in summer. Near the Hayward Fault trace, slow creep can also pull a long straight line out of true over many years.
A branch bent my aluminum fence. Do I need a whole new panel?
Not always. Some aluminum fences are assembled from separate rails and pickets, and one bent piece can be changed. Others are welded or riveted panels, and the whole panel between two posts is swapped. A photo is normally enough for us to tell.
